Sheridan, Wyoming-based housing developer/builder Carlton Construction/Carlton Homes has submitted a preliminary plat to build over 80 attainable homes within the North Main Sheridan Gateway District. 

Sheridan Hills Development, phase one, will consist of single-family homes, townhomes, and single-level paired patio homes. Sheridan Hills is a proposed housing development purposely planned to supply much-needed homes that Wyoming families can afford.

Homes are projected to start in the high $200s.

FREQUENTLY ASKED QUESTIONS

  • Very easily actually. Once we announce a home release, those on the Sheridan Hills website interest list will be notified by email or phone.

    We do expect new home releases to quickly fill and have a limited number of homes available in phase 1.

    You, as the future buyer/homeowner, will pick the lot and home model and then watch your new home built from the ground up.

  • Yes. A minimal deposit with Mandy Koltiska at BHJ C21 will reserve your home. Also, a prequalification letter or proof of funds will be required within three business days.

  • You won’t. Each home is built and financed through Carlton Construction. We own the home until it’s finished and then you take ownership once your permeant financing is in place or you buy the home outright.

  • We love our local agents, so yes. Just have your trusted agent contact Mandy Koltiska and then you’re off and running.

  • Absolutely. If the home is not already under construction you will have three color/finish packages to choose from.

  • The preliminary plat includes a private park for those that live in The Hills. Hills Park will be located just above North Main Park and Pathway system for easy connectivity. The Hills Park is private to Sheridan Hills owners, family and friends.

  • Unfortunately, no. One of the reasons we can sell The Hills homes so competitively is because of purchase contracts and subcontractor agreements that commit to exclusive use of their products and services on a large scale.

  • Absolutely. Our goal is to provide a quality-built home for those usually priced out in today’s

    real estate market. One way this is possible is by working with local regional banks that will

    offer competitive long-term financing to our buyers.

  • We anticipate homes will take four months before move-in ready.

  • Front yard landscaping is included with all new home purchases. Patio homes and townhomes will have complete landscape included with each purchase.

  • Yes, there is. It’s proven that developments that have protective covenants retain higher property values, resale value and overall better quality of community.

    We have purposely created a low HOA monthly fee that protects your long-term home investment but doesn’t strain the monthly budget.

  • It depends on what type of home/unit you own. Single-family homes will appreciate a low yearly HOA fee that includes snow removal from interior roads/city sidewalks as well as maintenance of the road system within The Hills.

    Patio homes and town homes will have the same snow removal service plus landscape maintenance too. The exterior of townhome and patio home units will also be maintained by the HOA.

  • Absolutely, we love our pets.

  • All single-family homeowners will have two fence choices to choose from if they decide to fence their yard. This cost is additional but can be added to the loan if a buyer decides best.

    Townhomes and patio homes will enjoy open spaces around their units and no property line fences. But, patio and townhome owners can elect to install small patio fences if they elect to incur the additional cost.

  • Unfortunately, no. The goal to provide attainable housing in The Hills is only accomplished by utilize a small number of preferred builders that agree to strict architectural guidelines, organization and workability.

  • Yes, all garages will be drywalled and painted.

  • Unfortunately, no. Due to safety concerns and liability reasons all jobsite visits during business hours must be arranged. A final walkthrough of the home will take place with our customer service team prior to occupying your home.

  • Yes, our Real Estate Team can answer questions or direct them to our Build Team.

  • Single-family homes are allowed swings, playground units, trampolines and approved storage sheds in their backyard.

    Townhome and patio home owners are not allowed to install or erect swings, playground units, trampolines or storage sheds in common shared spaces.
